Central Works Architecture is a service focused design studio based in Overland Park, KS. Offering you our time and expertise, we provide you with so much more than a set of building plans.

 

 

With a background in entertainment, hospitality, and residential design, we have experience developing projects for a variety of clients including families, small businesses, public institutions, and large corporations. We are excited to bring this diverse experience to your project.

 

 

Having lived in the Kansas City area most of our lives, we are familiar with the area and are proud to call it home. In our free time you will find us cheering on Sporting KC, strolling the neighborhood with our dogs, enjoying a family dinner at Jose Pepper’s, or tending to our backyard vegetable gardens.

 

Services

 

We offer full architectural services that will guide your new construction, renovation, or addition project through all phases including planning, design, permitting & bidding, and construction observation.

 

Planning

 

  • Develop a project program according to your needs

  • Document existing conditions
  • Research code and zoning restrictions
  • Provide guidance on acquiring a site survey and geotechnical report
  • Verify project feasibility
  • Develop site plan and massing studies for jurisdiction approval

Design (Schematic Design, Design Development, Construction Documents)

 

  • Study concepts and design options
  • Create schematic drawings
  • Develop and refine design
  • Computer modeling and 3D visualization
  • Coordinate with engineers (Civil, Structural, MEP, Etc.)
  • Coordinate with other specialty design consultants (Landscape Architect, Etc.)
  • Interior design, specify finishes and fixtures
  • Develop construction drawings and contract documents
  • Create casework drawings for fabrication

Permitting & Bidding


  • Prepare applications and issue documents to jurisdiction for plan review and approval
  • Issue documents to contractor(s) for pricing
  • Respond to jurisdiction and contractor(s) questions/ comments
  • Revise and reissue documents as required by jurisdiction and contractor(s)
  • Assist in tabulating and comparing construction bids and pricing

Construction Observation

 

  • Review submittals, samples, shop drawings, and respond to the contractor’s questions
  • Visit the project site periodically to review whether the project is being constructed according to the contract documents
  • Review status of construction prior to owner submitting payment to contractor
  • Review change orders
